House Appraisals and House inspections...expensive or no?

So with being in the process of buying a house, we have taken all the necessary steps to make sure we make the right decision. And two of those steps were to get the house inspected by a professional home inspection specialist and also to get the house appraised by a real estate and home appraisal expert.

We have had so many people tell us that these would cost a lot of money...anywhere from $1,000-$2,000, so we got really nervous that we wouldn't be able to do all these things before we bought the house. Are these supposed to be that expensive? Well, we ended up scheduling the inspection and home appraisal anyway, because we figured it was better to be safe than sorry!

We got good news on both the inspection and the home appraisal and at the end only paid about $800! I think we made out pretty well!

Has anyone had to do any of these inspections for their houses? Was it super expensive for you?

I think that you really should spend that little bit of money before hand. It may cost you $800 and when it all goes well and there are no problems with the house then maybe you might feel you wasted that money. However in the event they do pick something up that $800 could potentially save you thousands in the long run.

A good example of this was in 2010 my parents bought a beautiful house. Part of what the seller has to do is get a beetle inspection done, they apparently did that and they got a certificate and all.

About 3 months after moving in they realized the whole house was infested with beetles and it had wooden floors. They had to rip up all the wooden floors, put concrete below and then treat the wood and repair where necessary and then put it all back. This was for a 4 bedroom home so it was not a small job!

oh my gosh!!! that is so unfortunate.

we ended up just going with it because i mean the house looks in great shape and has had some really awesome upgrades over the years but the house is 104 years old! We were happy to find out that there is nothing seriously wrong with the house, (just a few small safety things to eventually fix) roof and foundation are great. I didnt see it as a waste only because if we didnt get these things done, we would have had no idea whether the house was in good shape or if something was seriously wrong with it. Thanks for your feedback Lynne, so sorry that happened to your parents, people can be so dishonest about things sometimes. Hope everything is going good for them now!

We think it was the home owners being dishonest, but you never know it may have just been a shoddy job done by the inspectors.. who really knows. What is clear though is that getting a second opinion and having your own person do a check can make sure that big problems like that don't happen.

yea you dont really know who was not being truthful to you because people can be so dishonest and not even care. people will do whatever is beneficial for them without even thinking about the other person involved.

I totally agree with Lynee. I would much rather pay $800 to even $2,000 to inspect a house and to get an appraisal because you never know what is lurking or what is wrong with a house. For instance, you could buy a house that you thought was really nice, and everything seemed to be perfect until you're told that the entire foundation needs to be replaced, or that the electrical wiring needs to be replaced. And let me tell you this does happen, and when it does you will pay out of pocket and the cost is far more expensive than $800 or even $2000 in some cases.

Don't ever get stuck in a house you thought was good until you realized that the house needs work and you were unaware. Having buyers remorse over purchasing a house is pretty bad because you'll still have to pay your monthly mortgage. The bank could care less, as long as they get their money each month. So if you can fork out $1000 for an inspection, and appraisal by all means just go for it! You'll save yourself a lot of trouble in the future if you were to find any issues with the home.

We actually paid 500 to get this done and we got a good bargain. Everette and Lynne brought out some good points about appraisals being well worth it. We found out that this house may not even be worth 75,000 and the lady is asking 90K. I dont think she is trying to get over on us i just think they dumped a ton of money into this house before the market value dropped. I feel bad but i would rather lose $500 if i have to walk rather than 20,000 if i didn't know what it was really worth. I think we got a good price between the home inspection and and the appraisal we spent about 800 bucks. Really a small price to pay. well both the appraisal and the inspection cost $800 but either way its still way less than what people were telling us we were going to pay. LOL well hopefully we get really good news from the appraisal and hopefully this lady is willing to work something out.

I am of the opinion that it's right to employ the services of a house inspector before completing the deal of buying a house property. This might appear to be expensive and total waste of money at its facial view, but looking at it very closely it would appear to be an advantage on its own as it would the person from agreeing on a bad deal while paying exorbitantly for an undervalued property.

House inspectors would even prevent you from buying a property that you are made to believe is in best conditions while it's not, but with the services of a house inspector everything will come to bare for you to understand it was a bad deal in the first place, which eventually made you not to waste your hard earned money on a useless property.

Well if I will be going to buy a new house, I think it is not expensive to make an inspections, after all, you will be the one who will live to that house so it is safer if you will conduct such inspections first before you will live there.

Expensive or not, it usually depends. The location of the house, the size of the area, and other factors to consider. But inspections are really necessary to see that you are looking at the thing that you are expecting to have.
